our process
Whether the project is a new home or an addition/renovation, clients are interested in three things:
What can be done
The answer is dependent on, client needs, the property and the lot, the local zoning by-laws, the building code and other applicable regulations.
To answer the questions we begin with a discussion with the client to determine their goals for the project. We visit the site and review the neighbourhood. For most projects a survey of the property is required to determine how the zoning by-law applies to the site and the project.
We provide our clients a proposal for our work, with the various stages of the project and their fees.
For additions/renovations often there are no drawings of the existing home so we measure, photograph and create a set of drawings of the home.
During the design stage we develop the options for what can be done. This process involves several meetings with the clients to review different design options and develop the most suitable option. We work with site plans, floor plans and elevations and we have the ability to provide three dimensional drawings to enhance our clients understanding of the design. During this phase we determine, in consultation with our clients, whether there are additional approvals required prior to the building permit application.
What should be done?
Clients depend on our recommendations to determine the appropriate development of their site whether it is an addition or new home. The factors which inform our opinions are, the knowledge of the present trends, dealings with clients through different stages of their lives, experience with different types of projects and in various areas of the city. There are some rules of thumb that we have learned at Integral which can be applied to projects for personal use or for resale and we share those with our clients.
What will it cost?
We are well aware at Integral Design Associates that our clients need to have an idea of cost throughout the project. We keep informed with regards to the cost of construction but we also give our clients opportunities to review
